Los Altos de Campo Mijas: five new build villas with sea views

Los Altos de Campo Mijas is a new project of five detached villas on the hillside at Campo Mijas, Mijas Costa, each on its own private plot of between 800 and 1,000 square metres, looking out over the sea. Four bedrooms, private pools, basement garages and interiors by Porcelanosa Partners. The project is licensed, excavated and under construction, with delivery expected in late 2027.

The project:
Five villas. Not a phase of five, not the first release of forty. Five houses on a hillside, each on its own land, with no shared driveway, no communal pool and no community of neighbours voting on the colour of the render.

That number is the whole proposition. At this level on this coast, most of what a buyer is shown is a unit on a shared podium with a gate and a rulebook, sold as a villa because it has its own front door. These are detached houses on private plots, and the difference is obvious from the road before anyone opens a brochure.

Each villa is arranged over three floors and built around the outside rather than the inside. The living room opens onto a ground floor terrace and the pool, the first floor opens onto a second terrace, and above the living room sits a solarium on the roof. More than 200 square metres of terrace per house, and a private pool for each one.

The location:
Campo Mijas sits above the coast rather than on it, and that is the reason to buy here rather than on the front line.

The ground falls away towards the Mediterranean, the Sierra de Mijas rises behind, and the plots are high enough that the air moves. August up here is a different month from August on the beach: quieter, cooler at night, and without the summer traffic sitting outside the gate.

You are a short drive from the beaches of Mijas Costa, from Fuengirola and from La Cala de Mijas, and within easy reach of the golf courses of the Mijas valley and the Costa del Sol’s international schools. Mijas Pueblo, the white village above, is close enough for a Sunday and far enough not to be busy.

The villas:

Each of the five is a detached four bedroom villa on its own plot. Two bedrooms are en suite with semi open dressing rooms, one on each floor, and there is a further bathroom and a guest cloakroom. Living and dining is open plan with an island kitchen. Below, a basement with a private garage for two cars, the plant room and storage.

The villas differ in plot size, orientation, terrace layout and outlook, and they are priced accordingly. The specification

Interiors and finishes throughout are by Porcelanosa Partners, and the specification is published rather than described, which is worth more than any adjective when you are buying off plan.

Floors are Porcelanosa Matika Bone porcelain in a one metre by one metre format, laid continuously from the interiors out across the terraces and into the pool. There is no threshold, no step and no change of surface between the sofa and the water, which is the detail people remember from the viewing.

Kitchens are Gamadecor Residence R3.70 with an island, an Xtone worktop and Siemens iQ500 and iQ700 appliances. Bathrooms have Krion countertops and Noken Round tapware in matt black. Pools are eight metres by four, thirty two square metres, finished in the same Matika Bone ceramic as the house, with a shallow beach style entry, underwater LED lighting and salt chlorination, which is gentler on skin and eyes than chlorine.

Structurally the villas are reinforced concrete using the Xpanel panel system, finished in white water repellent render, with high performance thermal and acoustic insulation, thermal break aluminium joinery and safety glazing to the ground floor. Home automation covers climate, lighting, shutters and access, with pre installation for an alarm, video intercom and fibre optic throughout.

Energy and running costs:

Every villa carries an A energy rating.

Hot water comes from an aerothermal system, the living room and bedrooms have independent climate control, and dual flow mechanical ventilation with heat recovery renews and filters the air continuously without losing warmth. In practice that means a house that holds its temperature in August and in January, and a set of bills that will not surprise anyone.

Running costs used to be the last question a buyer on this coast asked. They are increasingly the second, and an A rating on a 394 square metre house is a different proposition from an A rating on an apartment.

The build, and visiting the site:

The municipal licences are granted, three of the five plots are excavated and construction started in September 2026. Delivery is expected in late 2027.

For the next few weeks the plots are still open, and that is worth acting on. An open hillside is the only moment when you can walk from where the living room will be, out across where the terrace will be, to where the pool will be, and stand there looking at what you would actually be looking at. Once the structures go up the plots stop being readable and you are back to studying drawings.

The site is an active construction site, so visits are accompanied and by appointment. It takes twenty minutes and it settles more than any brochure.
